Privacy Policy

1. Information we collect

We collect only the information you actively provide and basic technical data needed to operate the Service:

• Inquiry data — when you submit the "Ask price" form or any contact form: your name, phone number, optional message, the project you inquired about, and your interface language.
• Browser-stored data — favorites and recently viewed projects are stored in your browser's local storage. We never receive this data.
• Analytics — anonymised usage data via Vercel Analytics, Google Analytics 4 and Yandex Metrica (page views, clicks, country, device, referrer). This data is aggregated and does not identify you personally.
• Server logs — standard technical logs (IP, user-agent, timestamp) retained for up to 30 days for security and debugging.

2. How we use your data

• To respond to your specific property inquiry and connect you with the relevant developer or licensed broker in Dubai.
• To improve the Service (which projects are most viewed, which filters are used).
• To detect and prevent abuse, fraud and technical errors.

We do not sell your data. We do not run automated marketing campaigns to leads. We only contact you about the specific inquiry you submitted, unless you explicitly opt in to additional communications.

3. Sharing with third parties

We share your inquiry data only with:

• The developer or licensed real estate broker handling the project you inquired about — strictly for the purpose of your inquiry.
• Our infrastructure providers (Vercel for hosting, Neon for database, Cloudflare R2 for image storage) — all bound by their own privacy and security policies.
• Analytics providers (Google Analytics 4, Yandex Metrica, Vercel Analytics) — receive only anonymised usage data.

4. Cookies and similar technologies

We use cookies and local storage for essential site functionality (preferred language, cookie consent state, favorites, recently viewed) and for analytics. You can clear cookies at any time via your browser settings. Blocking cookies will not break the Service.

5. Data retention

• Inquiry data: kept as long as we have an active conversation with you, then archived for up to 2 years to comply with UAE consumer protection rules.
• Server logs: up to 30 days.
• Analytics data: retained according to the provider's standard policy (Google Analytics — 14 months; Yandex — 25 months).

6. Your rights under UAE PDPL

Under UAE Federal Decree-Law 45/2021 (PDPL) you have the right to:

• Request access to the personal data we hold about you (Article 13).
• Request correction of inaccurate data (Article 14).
• Request deletion of your data when no longer required (Article 14).
• Restrict or object to processing in specific circumstances (Article 17).
• Withdraw consent to future processing at any time.
• Lodge a complaint with the UAE Data Office (the supervisory authority).

To exercise any of these rights, email elektranurken@gmail.com. We respond within 30 days as required by PDPL. EEA users may also exercise their GDPR rights through the same channel.

7. Security

We use industry-standard security measures: encrypted connections (HTTPS), encrypted database at rest, scoped API keys, no plain-text passwords. No system is 100% impenetrable — we will notify affected users in the unlikely event of a breach involving their personal data.

8. Children

The Service is not intended for users under 18. We do not knowingly collect data from minors.

9. Changes to this policy

We may update this policy from time to time. Material changes will be notified via a notice on the homepage. The current version is always available at homebase.ae/privacy.
